What does a mortgage broker do?

A mortgage broker compares home loans across many lenders on your behalf, recommends the loan and structure that fit your situation, then manages the application through to settlement — paperwork, valuations, negotiation and lender follow-up. Mint Money compares 40+ lenders, including the profession-specific policies most borrowers never hear about, and the service costs you nothing.

What does a mortgage broker cost?

Nothing, in almost all cases. Mint Money is paid a commission by the lender you settle with, and we disclose that commission to you in writing. You pay the same rate you would going direct — often better, because we compare 40+ lenders against your scenario instead of one.

Is a broker better than going straight to my bank?

Your bank can only offer its own products and its own assessment of your income. A broker runs your scenario across the whole market — 40+ lenders in our case — including lenders whose profession policies or income treatment suit you better. Mortgage brokers are also bound by a legal Best Interests Duty to act in your interest; a bank isn't.

Can doctors and other professionals really avoid LMI?

Yes. Several lenders waive Lenders Mortgage Insurance for eligible professions — doctors, dentists, lawyers, accountants, engineers and others — at up to 90–95% LVR. On an $800,000 purchase with a 10% deposit, that waiver can be worth roughly $15,000–$18,000. Eligibility depends on the lender, your registration and income.

How much can I borrow?

It depends on income, expenses, existing debts and the lender’s assessment rate — and it varies more between lenders than most people expect. Professionals often qualify for higher LVRs and more generous income treatment under specific policies. Which professions qualify for special home loan policies?

Medical professionals (doctors, dentists, specialists), lawyers, accountants, engineers, nurses and midwives, allied health practitioners, and several others depending on the lender. Each lender maintains its own eligible-professions list and conditions — registration, income thresholds and loan size all matter. We match your profession to the lenders that reward it.

How long does home loan approval take?

Pre-approval typically takes a few days to two weeks depending on the lender and how complete your documents are. Full approval after signing a contract commonly runs one to three weeks. Lender turnaround times shift constantly — part of our job is knowing who is fast right now and preparing your file so nothing bounces.

What documents will I need?

Typically: photo ID, two recent payslips and your latest tax assessment (or two years of returns and financials if you're self-employed), three months of bank statements, and statements for any existing loans or cards. We give you a personalised checklist up front and package everything the way each lender's credit team wants to see it.
